We’re sure for those of you that have bought or sold a house before it will come as no huge surprise that a recent poll of adults found that the experience was listed as more stressful than bankruptcy, divorce and even bereavement. The survey found that a large percentage of adults said getting involved with the property market is one of modern life’s most unpleasant experiences.
Although there’s no denying it can be a difficult process with some unexpected obstacles added to the mix, we do have some handy tips to sell your house quickly and make it as pain-free as possible. Here we share our industry pearls of wisdom with you…
- The best solicitor for the job – sorry for the pun, we couldn’t resist! But in all seriousness having an experienced solicitor you can rely on, communicate well with and one who actually returns your calls will make the world of difference. Remember as well that solicitors must be members of the Law Society and some mortgage lenders will charge you more if your solicitor isn’t, so it’s important to do your homework first
- It’s all about the money – it never hurts to start your mortgage application before you’ve found your dream home. If you know what your budget is you can get organised and have your ducks in a row so that when the time comes you have your mortgage in place in principal and you’re ready to make that all important offer (and beat your competition to it!)
- Chase up paperwork and loose ends – your solicitor will be able to advise you on the documents you’ll need to buy or sell your house. Getting organised and having these to hand will really speed up the process (take a look at our first time buyer guide for more help).
- Don’t be afraid to pile on the pressure – remember that ultimately you are paying for a service. Don’t just assume people are working hard on your behalf. Stay on top of things yourself, from checking the valuation, to making sure your mortgage offer goes through quickly. If you’re waiting to hear back from someone, don’t be afraid to chase them up
- Ask the professionals – although it will cost a small amount it might be worth speaking to a mortgage broker or financial advisor. They are experts and will be able to advise on the best mortgage for your situation. They are also on hand to advise about the process and paper work which saves time in the long run
