“I own 2 premises in Sheffield and I’d like to look at moving to 1 bigger site and closing my 2 smaller premises. What’s the easiest way to achieve this?”
“Firstly, its really nice to see that your business is doing so well during these uncertain times. The answer is there is no easy way to deal with office moves, although we try and make the legal process as simple and easy as possible.
The process will differ depending on if you own the freehold of your sites or if these are leased. If the premises are owned by you then you would need to look to market the premises with a local commercial estate agent and see what interest you receive in the site. We can then assist with the legal process in respect of the two sales in the same way as we would assist in the purchase of the new premises.
If the premises are held under leases then the process is a little more complicated. Your landlord of the two current premises would need to consent to you terminating the leases early if you are not at the end of your contractual term. A landlord has no legal obligation to let you terminate a lease early so this could cause you some issues/delays.
